FAAC Hinge & Roller Replacement: The Miami Owner’s Guide

FAAC hinge and roller replacement in Miami typically runs $185 – $410 installed, depending on whether we’re swapping a single hinge or a full set of four with new rollers. We stock FAAC-compatible hinges and rollers on our trucks, so most callouts are handled same-day for single-leaf gates and same-week for double-leaf. The part itself is usually $35 – $90 per hinge, and labor makes up the difference.

How most Miami owners discover this: the gate starts scraping the ground on one side, hangs visibly crooked, or makes a grinding sound every time it swings. By the time you notice, the roller has usually been eating itself for weeks. Salt air near Brickell, Kendall, and Coral Gables accelerates the wear more than people expect.

Which FAAC Models This Applies To

We replace hinges and rollers across the FAAC swing gate lineup: the 390, 400, 412, 415, 422, S418, S450H, and the 770 series. The critical thing is knowing whether your gate uses side-mounted or bottom-mounted hinges, because FAAC has used both over the years. The 390 and 400 Series lean side-mount. The 415 and 422 often ship bottom-mount with an integrated roller plate.

Here’s the compatibility gotcha a lot of Miami owners hit: FAAC hinge bolt patterns changed between manufacturing runs for the same model number. A 415 made before 2012 often has 160mm bolt spacing, while later runs use 180mm. If you order online by model name alone, you can end up with a hinge that doesn’t line up. We bring both patterns and a handful of roller diameters on every call, measure the gate before touching a bolt, and only then quote the part.

On OEM versus aftermarket: FAAC’s EU-manufactured hinges are excellent but priced accordingly. There are solid aftermarket equivalents out of Italy and Spain that hold up well in Miami, and we’ll tell you honestly which we’d put on our own gate. For the roller wheel itself, polyurethane rollers last visibly longer than nylon in Miami’s sun and salt. Nylon gets brittle within three to five years here.

Calder Gate Repair Miami is an independent service provider, not affiliated with FAAC. What that means for you: no dealer markup, no waiting on a regional rep to approve a warranty claim. We diagnose, price, and fix on our own schedule.

Signs Your FAAC Hinge & Roller Replacement Is Failing

  • The gate sags on one side and scrapes the driveway. The hinge pin or bushing has worn oval, which lets the leaf drop. Rollers that are supposed to carry the leaf’s weight stop doing their job, and the hinge takes a beating it was never designed for.
  • You hear a grinding or dragging sound mid-swing. That’s the roller wheel locked up and sliding instead of rolling. In Miami, this usually follows corrosion in the roller axle, especially within a mile or two of the coast.
  • The gate hesitates or binds at a specific point in the arc. A flat-spotted roller or a hinge leaf that’s cracked will create a hard spot. The FAAC opener compensates by pulling more amps, which shortens the operator’s life.
  • Visible rust bleeding from the hinge plate or roller bracket. Cosmetic rust is one thing. Rust that bubbles under powder coating means the metal is thinning, and on a 400-plus-pound gate, that’s a structural concern.
  • Increasingly loud operation but the gate still travels. The roller has worn off its outer layer and is now running metal-on-metal or bare wheel on track. This is the cheapest stage to fix; waiting turns it into a hinge replacement too.

Replacement Cost & What’s Included

In Miami, a single FAAC hinge replacement runs $185 – $260 installed. A full hinge-and-roller set on a double-leaf gate runs $340 – $410. If your gate is on the heavier side, 16 feet or more, or if we’re fighting corroded fasteners in a salt-exposed area like Key Biscayne, expect the higher end of that range.

What’s included: the part, removal of the old hinge or roller, alignment of the gate leaf, lubrication with a marine-grade grease that holds up in Florida humidity, and a full travel test on the opener. The price is quoted and agreed before any work starts; the number on the invoice is the number we quoted at the door, never a surprise. Every hinge and roller replacement carries our 365-Day Done Right Promise: if the repair fails within a year, Calder returns at no charge.

DIY or Call Us?

You can safely inspect the visible part of the hinge and roller. Look for cracked welds, sag, and whether the roller spins freely when the gate is propped and the opener is released. Those observations help you understand what you’re looking at, and they help us on the phone.

Here’s the line we draw: removing a gate leaf or a hinge on a powered FAAC opener involves a gate that weighs several hundred pounds and may be under tension. A jack or improvised prop that slips is a serious injury risk, and the opener’s torque settings exist for a reason. We’ve also repaired more than a few gates where a well-meaning owner stripped the hinge bolts and the gate shifted mid-repair. We’re fast and we’re already in the neighborhood, and the price is in writing before anything moves. Call Calder Gate Repair Miami at (850) 821-3781 and tell us which FAAC model you have.
