Sliding Gate Off Its Track in Coral Gables
Before
AfterA rusty bottom roller had seized up and the gate was dragging hard enough to trip the breaker on a LiftMaster SL3000 operator. Before we arrived, the homeowner was having to shoulder the gate open every morning to get the car out. We replaced the rollers, cleaned and re-greased the track, and reset the operator limits, the small internal settings that tell the gate where to stop. The gate now rolls quietly with one finger, and the motor isn’t fighting the load anymore.
Electric Gate Dead After a Rainstorm in Kendall
Before
AfterFlorida downpours are rough on gate electronics, and this one took a direct hit. The control board in a FAAC 400 operator had shorted out after water found its way past a worn seal, leaving the gate stuck halfway open. We replaced the board, sealed the housing properly with a new gasket, and ran the gate through a full cycle test. The customer hasn’t had a single hiccup through three more storms since, and the gate opens from both the remote and the keypad like it should.
Gate Opener Motor Burned Out in Hialeah
Before
AfterThis Mighty Mule opener had been running a heavy iron gate for close to a decade, and the motor finally gave out with a smell the homeowner described as “burnt toast and sadness.” The gear train inside had stripped, which meant the motor was spinning but the gate wasn’t moving. We pulled the old unit, installed a properly sized replacement, and adjusted the force settings so the gate closes firmly but stops if it hits anything, the way a safe gate should.
Wooden Swing Gate Sagging and Dragging in Little Havana

Humidity does a number on wood gates, and this one had sagged enough that the latch no longer lined up and the bottom edge was shaving a groove into the concrete. The problem was a pair of worn leaf hinges and a gate post that had shifted slightly over the years. We removed the gate, installed heavy-duty adjustable hinges, and re-hung it level. The latch clicks in nicely now, and the gate swings by hand without scraping.
Ghost Controls Opener Not Responding in Doral

The customer called us because their Ghost Controls opener would beep but not move, and the keypad just blinked an error code at them. It turned out to be a failed limit switch, the small sensor that tells the gate when to stop in each direction. Without it, the board refuses to run the motor as a safety measure. We replaced the switch, re-taught the remote and keypad, and had the gate cycling again in under an hour. The customer kept the old switch as a souvenir, which we’ve seen before and find funny every time.
Broken Gate Wheel and Bent Track in Fort Lauderdale

A truck had clipped this gate while backing in, bending the track and snapping one of the guide wheels clean off. The gate was still opening, but it sounded awful and we advised against running it more than necessary to avoid damaging the operator. We straightened the track section, replaced both guide wheels so they’d wear evenly, and checked the Viking operator for strain. The gate runs smooth and nearly silent now, and the owner has our number saved for the next close call.
